In order to make our relation clear we give you here following information concerning the rules we apply.
Our holiday houses are rent weekly from Saturday to Saturday, for one or more weeks, in accordance with their availability. Possible stay, just for a week end, or any other change in the weekly plan are immediately shown in the catalogue just clicking the calendar symbol at the bottom of each offer page. Any other particular offer is described at the top of each page, showing the period, the price and the availability.
You can book an offer directly by your self , after checking its availability and price, just sending an e-mail, filling it up with the information required (or sending a fax with the same information). After we receive your e-mail or fax, we reply it within 24 hours to inform you that we got your booking request and to give you instructions about how to confirm it by leaving a deposit and the time you have available to do it. After that we’ll make you in contact with the holder for the welcoming.
Sicilia Case Vacanze offers a brokerage service for real estates purchasing and the offers booking according to the laws in force and the relevant regulations.
We guarantee that our offers are satisfactory at a high level of enjoyment and compliance with the clients requirements.
Either the clients and the houses holders are guaranteed and protected in accordance with the laws in force.

LEASE - PRICES
Sicilia Case Vacanza by Emanuele Fazio, real estate agent put on the list of Brokerage Business Agent at the n° 707 at the CCIAA in Siracusa, offers the following houses:
All the houses are furnished with kitchen or with an equipped kitchen (kitchenware, pots and fridge). TV, washing machine, dish washing machine when available are described in the offers. The houses we propose are owned by ordinary people this is the reason because all of them are different one to another. Therefore any particular requirement concerning the accommodation has to be explained in advance clearly at the booking stage. Usually pets are not permitted, but in some houses are accepted just on specific request, following the holder confirmation.
The additional beds have to be considered in emergency and further they are less comfortable than the normal beds for location and privacy (for example sofa-bed, or bed located in living rooms). The price of each offer is weekly and is related just to the house involved in the offer, it includes: water, energy and gas consumption but in the cases clearly described. Are not included in the price: cloths and sheet cost, the final cleaning cost and any other additional item not described in the offers files.
BOOKING -PAYMENT
For the booking contact by phone Sicilia Case Vacanza. The booking confirmation will be possible according with the house availability. Within 3 days from the booking confirmation a deposit have to be left on the holder bank account (more or less the 30% of the total price). Sicilia Case Vacanza will provide you with the instructions to make the money transfer. The balance, to settle down the entire amount due for the house, will be paid by the guest at the departure directly to the holder.
RENTING SCHEDULE – ARRIVAL TIME
The minimum stay for renting a house is a week, from Saturday between 04:00/08:00 p.m. to Saturday between 08:00/10:00 a.m..
Any change in the a.m. schedule has to be agreed in advance according with the holder availability. No discount on the price is provided for in case the client needs to postpone the arrival or to leave the house earlier.
THE GUESTES NUMBER
The guests number (children + adults) can’t be higher than that one declared at the booking stage or than the available beds in the house. Children until three (3) years are not included in the guests number. The house’s holder won’t let stay the not expected guests.
ARRIVAL INSTRUCTION - DEPOSIT
Three or two days before the arrival the guests have to contact by phone our office to agree when and where to meet the holder for the welcome in the house. At the arrival the guest will show an ID (Identification Document) and leave a deposit on the house as per the price shown in the relevant file in our catalogue. The deposit will be given back at the end of the week, after the inventory checking, in contemporary to the house return, subjected to deductions in case of damages in the house.
CLEANING AND OUTER MAINTENANC
The house at the arrival will be clean and in order, but the final cleaning is not included in the price. Anyway the guests have to leave the house quite clean, making possible that shortly it can be ready for new guests. Just to give some advises:
The holder or someone else on his be half can visit the house for the necessary maintenance (garden, swimming-pool, …).
CANCELLATION – CHANGES
In case of cancellation, even if not confirmed by a written communication, the guest won’t have the right to have back the deposit. The guest can be replaced by a new one but just after a witten communication to Sicilia Case Vancanze. Changes of house or alteration in the agreed arrival/departure schedule will be considered cancellation then the right to have back the deposit is lost. After 24 hours of the time agreed if the guests doesn’t arrive and doesn’t give any communication to the holder, the booking will be considered cancelled.
SICILIA CASE VACANZA REASPONSABILITY
In case, for reason not depending on individual will or owing to a cause beyond control, a booked house is not available, Sicilia Case Vacanze undertakes to propose a house with similar characteristics. In case a new house is not available to replace the previous one, the holder will be forced to cancel the booking and give back the double of the deposit left and refund any other damage occurred.
CLAIMS
All the houses proposed have been visited and checked by Sicilia Case Vacanze who doesn’t bear any responsibility in case the holder changed the houses features without any communication. The guest at the arrival will check the house condition, the inventory and that all the equipment provided is well working. The guest within 24 hours from the arrival can give advise about claims related to the house. The repairing costs for damages occurred during the stay in the house will be debited to the guests. Sicilia Case Vacanze is at your disposal to solve possible problems.
To make possible our collaboration in these cases, all the claims have to be communicated within the 24 hours. For all the claims communicated after 48 hours from the arrival, the guest won’t have any right of refund.
JUIRISDICTION
Any quarrel should arise in our relation will be subjected to Judicial Authority in Siracusa.
The on line catalogue and the prices shown in it expire on 30th November 2008 and replace the previous issued files.
